It is important for us to be able to offer to the client precisely the service he/she needs in the respective situation. Thus we also advise, make clarifications in advance of a project, survey existing properties or projects, help to put together a suitable team of specialists and make suggestions on how to proceed or strategies for the further planning. 

1. Sketch project / Concept design/ Feasibility study / Studies

During a first meeting we get to know the client better. Our main concern in this first phase is to get a feeling for the place and the people. In this way, each project is envisioned with an individual design, tailored to the client. The basis to the general vision of the project is a study of the building regulations, the terrain, the exposure, the orientation and the program.  

2. Interior

In order for a project to be conceived and developed as an overall vision, we offer interior design in addition to the architectural services. Since this is an important part of the planning at an early stage, we consider it as an integral part of our design. We are also happy to work with external interior design firms and lighting designers if this is requested by the client. 

3. Schematic Design / Design Development / building application (phase 31/32/33 according to SIA)

After the client's decision to work with us on the project, we begin the actual planning. In the schematic design, all floor plans, sections, views and the materials of the facade are developed. The planners and specialists are defined and integrated to the planning team in order to develop the design development, which serves as the basis for the building application. In phase 33 (building application), all documents relevant for the approval are prepared and submitted. 

4. Tender and Eexecution Planning (phase 41/51 according to SIA)

Studio Sito prepares all plans for the tender as well as the execution. Depending on the size and complexity of the project, we also collaborate with partner offices, which take over parts of the execution planning and coordination of the planning, while the design of the details and the design decisions remain with Studio Sito. 

5. Execution / creative design management (phase 52/53 according to SIA)

Studio Sito is normally responsible for the design management, and accompanies the construction until completion.
